Ductless / Mini-Split Systems

Ductless systems heat and cool individual zones without ductwork — a strong fit for older Seattle homes, additions, accessory dwellings and homes with electric baseboard heat. The design questions are about zones, head placement and line routing, not tonnage.

What to think about first

  • Zones: how many indoor heads, and which rooms actually need them.
  • Head placement: indoor units need a wall, power and a condensate path — placement drives cost and comfort.
  • Outdoor unit location: clearance, noise, snow/ice shedding and HOA or permit rules for condos.
  • Electrical: most multi-head systems need a dedicated circuit and panel capacity.
  • Condos and townhomes: exterior penetrations and condensate rules often need HOA approval first.

What a complete proposal should state

  • Design layout. Head count, sizes and locations, with the outdoor unit model and total capacity.
  • Line routing. How refrigerant lines and condensate drains run — inside walls, or in line-hide covers.
  • Electrical scope. Dedicated circuit, disconnect and panel work stated.
  • Permits & approvals. Mechanical/electrical permits, and HOA approval where it applies.
  • Commissioning. Pressure test, evacuation, charge and controls setup included.
  • Warranties. Equipment and labor terms, in writing.
